A commercial or high-value residential property appraisal is anything but formulaic. Though there are standards and methodologies for conducting appraisals, most appraisals, when done right, are far from standard. Almost every property has complicated characteristics and histories that must be considered to determine an accurate and defensible opinion of value. These factors are seldom obvious and usually require extensive forensic research and analysis, as well as a sound understanding of assets, cash flow and capital structure.

Investing in a high-quality, comprehensive appraisal is similar to investing in insurance. An appraisal done right is seldom contested, but it’s good to know you have it and can rely on it if you need to. When it’s challenged, you can be confident it will hold up and deliver value, in or out of court.

One-of-a-kind approach

Many valuations – particularly those that end up challenged in court – are for unique, even “oddball,” properties, often with unusual and complex circumstances that contribute to (or detract from) value. Each appraisal requires a one-of-a-kind approach to best determine an opinion of value.

Recognized expertise

Courts have accepted Jeff Beal as an expert witness on valuation issues. Private clients and public authorities have acknowledged his expertise in appraisal methodology and appraisal ethics. He has been invited to serve on appraisal panels for the Metropolitan Transportation Authority, the New York City Law Department, the New York State Unified Court System Part 36 and the Port Authority of New York & New Jersey. He also serves as regional advisor to the New York State Department of State and has defended appraisals for IRS conferences.

Mr. Beal has taught courses in Uniform Standards of Professional Appraisal Practice (USPAP) and pre-licensing appraisal courses. He has also taught appraisal courses at the university level for undergraduate, graduate and continuing-education students.
